Capital, Property And Supply, Held To A Longer View.
Chait Investment Corporation is a privately held investment and advisory company based in London. We work across real estate, investment management, project and business finance, and procurement — with one team accountable from the first conversation through to completion.
A company built around relationships that outlast a single transaction.
Chait Investment Corporation Ltd is a privately held investment and advisory company, registered in England and Wales and based on Finchley Road in London.
We were established on a straightforward view: capital performs best when it is patient, well informed and close to the asset it supports. That view shapes how we select opportunities, how we structure them, and how long we stay involved once they are underway.
Our work spans four connected disciplines. A property acquisition often depends on the right financing structure. A development is judged as much on what it costs to procure as on what it costs to build. Because these disciplines sit under one roof, our clients deal with one team that understands the whole picture rather than four separate advisers who each see part of it.
We act for owners, developers, operators, family offices and companies at the point where a decision needs both capital and judgement. Every mandate begins the same way — with a careful, confidential conversation about what is actually being asked of us.
What We Do
Four practices, one mandate team. Select a practice to see how we work within it and the capabilities we bring to a brief.
Real Estate
Acquisition, repositioning and long-term asset management.
Residential, commercial and mixed-use property. Direct holdings, joint ventures and partnerships with developers and operators.
We invest in and manage property where we can see a clear route to improving its value — through repositioning, better management, a change of use, or simply time and the right capital structure. We underwrite conservatively, hold with intent, and prefer partners who take the same view of risk that we do.
- Site and asset identification
- Acquisition and disposal advisory
- Commercial and technical due diligence
- Joint ventures with developers
- Repositioning and refurbishment oversight
- Asset and tenancy management
- Land assembly and planning strategy
- Exit planning and sale execution
Investment Management
Portfolio construction, oversight and reporting for private and corporate capital.
Mandates for private clients, family offices, corporate treasuries and co-investment partners.
We construct and oversee portfolios against objectives our clients set — not against a product we are trying to sell. Each mandate is written down before it begins: what the capital is for, what risk is acceptable, what horizon applies and how performance will be reported. We then manage to that document and review it with our clients on a fixed rhythm.
- Mandate definition and investment policy
- Asset allocation and portfolio construction
- Direct and co-investment opportunities
- Manager and counterparty selection
- Risk framework and exposure limits
- Consolidated performance reporting
- Periodic strategy review
- Succession and holding-structure planning
Project & Business Finance
Structuring and arranging capital for developments, acquisitions and growth opportunities..
Development and bridging facilities, senior and mezzanine debt, growth and acquisition equity, refinancing.
Most projects fail on structure long before they fail on merit. We work with sponsors to prepare a case that lenders and investors can actually assess — the numbers, the security, the timeline and the people — and then arrange the capital to match it. Where a mandate calls for regulated activity, we work alongside appropriately authorised partners.
- Capital structure design
- Financial modelling and stress testing
- Information memoranda and lender packs
- Development and bridging finance
- Senior, mezzanine and equity layers
- Acquisition and growth capital
- Refinancing and facility renegotiation
- Drawdown, covenant and reporting support
Procurement Management
Strategic sourcing of products and materials, with end-to-end supplier management.
Construction materials, equipment, plant and commodity goods, across domestic and international supply chains.
We manage procurement as a discipline rather than a purchase. That means qualifying suppliers properly, negotiating terms that hold when conditions change, and keeping a hand on quality, documentation and logistics until goods are accepted. Clients use us where the cost, the timing or the origin of what they are buying materially affects the outcome of a project.
- Specification and requirement definition
- Supplier identification and qualification
- Tendering and comparative evaluation
- Price and contract negotiation
- Quality inspection and acceptance
- Shipping, customs and logistics coordination
- Delivery scheduling against project phases
- Cost control and supplier performance review
How a mandate runs.
The sequence below applies whether we are acquiring a building, arranging a facility or sourcing a shipment. It exists so that our clients always know which stage they are in and what happens next.
Scope
A confidential discussion of the objective, the constraints and the timeline. We agree in writing what success looks like before any work begins.
Diligence
Commercial, financial and legal review with our advisers. We tell clients what we find, including when the finding is that a deal should not proceed.
Structure
The transaction, facility or supply agreement is built and negotiated — with terms, security and costs set out clearly before signature.
Stewardship
Execution, then ongoing oversight and reporting on an agreed rhythm for as long as the mandate runs.
The standards we hold ourselves to.
Discretion and diligence are not merely marketing terms in this business. They are the conditions under which serious counterparties are prepared to work with us.
Confidentiality
Client information is treated as confidential by default, shared only with named advisers and only where a mandate requires it.
Counterparty checks
We carry out identity, ownership and source-of-funds checks on the parties we work with, and we decline business where those checks are not satisfied.
Independent advice
We instruct independent legal, tax and technical advisers on transactions, and we encourage clients to obtain independent advice of their own.
Clear terms
Scope, fees and responsibilities are agreed in writing before work starts. Clients should never be surprised by an invoice or an unexpected term.
A team organised by discipline, not by title.
Every mandate is led by one point of contact who stays with it from the first meeting to the final report. Behind that person sits a small group drawn from the disciplines below, supported by external legal, tax and technical advisers appointed for each transaction.
